“Hello, I’m a sales representative from Shuimo Linju. How can I assist you?”

Jiang Wenwen spoke with a warm and friendly tone.

Providing excellent customer service was the most basic requirement for salespeople like her. Besides, Jiang Wenwen knew that her voice was pleasant and made sure to use it to her advantage.

“How much is apartment 1601 in Building 6 of Shuimo Linju?”

The new customer, who called himself Xiao Mu, quickly replied. His message was brief and to the point, without any unnecessary words.

“Sir, apartment 1601 in Building 6 of Shuimo Linju is fully renovated and comes with complete furnishings. It’s also the most expensive property we have at the moment. The owner is asking for a fixed price of 3.9 million yuan. Unfortunately, I can’t negotiate this price for you. However, I recommend looking at other options, and I can try to get you a discount on those.”

Jiang Wenwen continued in her kind tone. Although many people had asked about apartment 1601, no one had yet purchased it because they were scared off by the high price.

After all, the average price per square meter in Shuimo Linju was only 28,500 yuan, but the price for apartment 1601 was close to 40,000 yuan per square meter. Even though it was fully furnished and ready to move into, the high price scared away most potential buyers.

Jiang Wenwen thought this customer would be like the others and reconsider.

Xiao Mu: “Yes, it is a bit expensive.”

As expected, Jiang Wenwen smiled when she saw his reply. She continued, “Exactly, so you might want to look at some nearby options that are more affordable. And if you’re serious about buying, we can work something out.”

However, before she could finish, she saw the next message from Xiao Mu, which made her stop in her tracks.

Xiao Mu: “But I still plan to buy it. Send me your company’s address, and I’ll stop by to check it out later.”

Jiang Wenwen was stunned. She didn’t expect anyone to accept the high price.

A wealthy customer?

She was both surprised and excited.

This property had been on the market for three months without a buyer, so the commission rate had been increased to 0.9%. If this Xiao Mu actually bought apartment 1601, her commission would be much higher than usual.

It was the first time Jiang Wenwen had encountered someone so decisive about buying a property. Normally, buying a home was a major life decision, and most people took a long time to make up their minds.

In fact, many of her colleagues, and even Jiang Wenwen herself, had to resort to using their looks to convince clients by accompanying them for drinks or letting them take small liberties to close a deal.

After getting over her initial surprise, Jiang Wenwen sent the company’s address to Xiao Mu. She then headed to the restroom to freshen up her makeup in preparation for his visit.

Time passed quickly. After lunch, it was already 1:00 PM.

Despite touching up her makeup, Jiang Wenwen started feeling drowsy again while waiting and decided to take a nap at her desk.

Having sold two properties the day before, she hadn’t planned on doing much work today.

In fact, selling even one property a month in a suburban sales office was enough to avoid being laid off, and selling more than two was considered excellent performance.

Even as a senior sales representative, after closing those two deals yesterday, Jiang Wenwen could afford to take the day off without anyone complaining.

That new customer Xiao Mu seemed serious about buying, but even if he wasn’t, she could just take a nap until it was time to go home.

About 10 minutes later…

In the midst of her drowsiness, Jiang Wenwen heard a colleague calling her.

“Hey, Wenwen… someone’s here to see you about buying a property. Wow, when did you start getting such young clients?”

Yawning and rubbing her eyes, Jiang Wenwen sat up from her desk.

She frowned slightly at her colleague’s teasing.

Huh? Young?

Looking toward the front desk, she saw a young man, probably around 18 or 19 years old, with a slim build and delicate features.

“Oh my gosh, could this be Xiao Mu?”

She was a little disappointed.

Having worked in sales for two years, she knew that the most reliable home buyers typically fell into three categories.

The first were young, attractive women. The second were middle-aged men between 30 and 50 years old. The third were married couples.

But it was the first time she had ever seen such a young man looking to buy a home.

Although Jiang Wenwen was disappointed, her professional training kicked in, and she approached him with a smile to greet him.

“Hello, are you Xiao Mu? I’m Jiang Wenwen.”

Hearing this, the young man, who had just sat down, looked up. He nodded slightly and said, “Hello, I’m here to buy a property. Do you have the layout plan for apartment 1601?”

The simple statement, “I’m here to buy a property,” immediately drew amused smiles from the nearby sales agents. No one believed that an 18- or 19-year-old boy could afford to buy a home.

Jiang Wenwen also smiled, though she kept her professional demeanor and handed the layout plan for apartment 1601 to Xiao Mu.

“This is the layout plan for 1601. Feel free to take a look while I get us some tea.”

Although Jiang Wenwen was well-mannered, given how young Xiao Mu was, she found it hard to address him formally, switching to more casual language.

Xiao Mu noticed the change in tone, but he didn’t mind. Whether she used formal or casual language wasn’t important to him.

Xiao Mu examined the layout plan carefully and nodded in approval. The apartment’s design suited his needs.

“Here, have some tea.”

A few minutes later, Jiang Wenwen returned with two cups of tea and handed one to Xiao Mu.

Xiao Mu took a sip and then asked, “Have other clients looked at apartment 1601 before?”

“Yes,” Jiang Wenwen replied with a smile, wondering why he was asking.

“And why did they pass on it? Was it due to quality issues or the price?”

“The quality is fine. It was just the price. It’s a bit high, so if you’re not interested, that’s understandable.”

Seeing how young Xiao Mu was, Jiang Wenwen didn’t think he would actually buy the property. She was only humoring him out of professionalism. In fact, she didn’t like people who wasted her time pretending they could afford something they couldn’t.

Just as her good impression of Xiao Mu was fading, he suddenly looked up and said, “I’ll take it.”

“What?”

Jiang Wenwen was momentarily stunned. Not just her, but all the sales agents nearby who had been chuckling moments earlier were now looking over in shock, staring at the young man in disbelief.

Did he really just say he was buying it? Without even visiting the property?

The entire office of sales agents couldn’t believe their ears.

Xiao Mu calmly placed his teacup on the table, pulled out a bank card from his pocket, and placed it on the table. He then stood up and said to Jiang Wenwen, “I’ll pay in full. Go get the contract. I’m in a hurry. Thanks.”

Xiao Mu didn’t need to see the apartment because, for him, it didn’t matter.

Things like lighting, orientation, location, and transportation weren’t important to him.

Besides, having previously rented only basement rooms, he wouldn’t know how to evaluate a property’s quality even if he did look.

As long as the apartment’s quality was good and the layout met his needs, that was enough for him.
